5 Quick Steps to Prep Your Home for a Showing

Hi Everyone!

Congratulations on taking the step to sell your home and enter the next chapter of your life!


You did all the work to prep your home to list and it paid off. You have your first showing scheduled and you want to make sure the house looks perfect. This is a short and sweet post to help you keep track of what needs to be done to be "showing-ready".


1. Make all the beds


This is extremely important as it speaks to the tidiness and care that you take. It speaks volumes to potential buyers. In fact, if you don't have them already, I would suggest investing in some big euro-shams or other pillows and maybe even some throws to help make the beds feel even more elegant. Check out my bedroom photo below for some inspiration.




2. Clear and wipe down the kitchen counters and sinks.


Make them as empty as possible so that you're highlighting whatever counter space you have. That's a big selling point for potential buyers.





3. Remove all personal photos.


You want potential buyers to be able to visualize themselves in your home. It becomes a lot harder to do that if they're walking around seeing pictures of your friends and family everywhere.


4. Remove all Pet Materials


For people who aren't animal lovers (I mean how could you not be? But I guess their are some!), seeing pet gear in the home can be a HUGE TURNOFF. You want to be sure that you remove all bowls, blankets, beds, crates, etc.

5. Awaken the senses!


Sight: Turn all of the lights on! This is partially for convenience and partially for highlighting the beauty of your home. You don't want people to have to focus on looking for light switches. And you want the rooms to be well- lit and effortless


Smell: You may have seen in some posts that realtors often bake cookies in the home prior to showing a home or holding an open house. When I was preparing to list my home For Sale By Owner, I did a ton of research on scents. (I am a person who is all about wholistic experience.) Sure, you want your home to look nice, but you want it to FEEL or smell nice too.


In my research I discovered articles that discussed the science behind the idea that people are more willing to spend money when the smell citrus. After a lot of smell-testing, I landed on Pier 1 Import's Citrus Cilantro scent. It's perfect! it's subtle, but clean. My wife, being a home inspector, said it was extremely important that I didn't use a scent that was too powerful, as it could make the potential buyer or agent think that there was a "not so nice" scent that I was trying to cover up.
